Leasing Policy:
 | All applications will be approved on the following basis: |
 | Applicant must be at least 18 years of age or older and
all people occupying the apartment who are 18 years of
age or older MUST sign the lease agreement. |
 | Current employment must have been for a minimum of six
months and/or a co-signer may be required*. Co-signer can
only be a parent or legal guardian. |
 | Applicant must have lived in his/her present residence
for a minimum of six months during which he/she had
prompt payments and gave sufficient notice to move out,
or co-signer may be required*. |
 | Satisfactory credit rating. |
 | Rent must not exceed one-third of monthly income
(allowances, tips, alimony, and commissions will require
verification). |
 | If credit or income references cannot be established then
a co-signer will be required*. |
 | Applicant(s) may be denied occupancy for the following
reasons: |
 |
 | Falsification of application by any applicant |
 | Incomplete application by any applicant |
 | Insufficient income (total of all applicants) |
 | Criminal conviction history of violent or sexual
crime committed by an applicant or by other
occupants (including children) who plan to live
in unit. |
 | Poor credit history of applicant (credit reports
are obtained). |
 | Poor rental profile of any applicant (rental
history reports are obtained). Rental history of: |

 | Non-payment or frequent late payment of
rent |
 | Eviction |
 | Drug use |
 | Poor housekeeping |
 | Poor supervision of applicant's children |
 | Unruly or destructive behavior by
applicant, applicant's children, or
applicant's guests |
 | Violence to persons or property by
applicant, applicant's children, or
applicant's guests |

 | All rent, deposits, and fees must be paid by cashier's
check, money order, or personal check. No cash will be
accepted. Rent is due and payable on the first day of
each month. |
 | If the application is not approved, your deposit will be
refunded. The $25 application fee is non-refundable. |
 | Pet limitation: 25lb. weight limit, determined by
management. $200 pet fee is non-refundable. Limit one pet
per apartment. |
 | Water furniture is accepted with proof of insurance and
prior management approval. |
 | Occupancy: |
No more than 2 people in an Efficiency
No more than 2 people in a 1 bedroom
No more than 4 people in a 2 bedroom
No more than 6 people in a 3 bedroom
 | Roommates - Each is responsible for the entire rental
payment and all must execute the lease. |
 | Non-discrimination on the basis of race, color, creed,
sex, disability, family status of national origin is the
comprehensive policy of this company. |
 | * If co-signer(s) form are required, the completed
co-signer(s) form must be returned to us within 72 hours
or the applicant will be considered to have withdrawn
their application. In this case, we will be entitled to
retain all deposits as liquidated damages as outlined in
paragraph 7 on the application agreement. |
 | Highgate Apartments is a member of the Lubbock Apartment
Association and Texas
Apartment Association and abides by all Texas and
national laws governing the apartment industry. |
